When addressing a 55+ community, ADA accessibility, social gatherings and activities, leisure time, community functions, and other clubhouse uses all play a part in the outcome of the design.

Designed around the budgetary constraints of new development, marketing, cost-effective strategies, and to prolong the sales associate and potential client relationship as they stroll through the tranquil environments of the model park home.

The pre-existing grade change, raised planters, soil conditions, hydrology issues leading to proposed irrigation systems, full sun/excessive heat conditions, as well as suited to social needs of daily clubhouse activity—all structured around new development budget constraints.
